Este trabajo se propone explorar las potencialidades de ciertos mecanismos de política urbana para regular el mercado de la vivienda. Con dicho propósito, en primer lugar, se aborda teóricamente la vinculación entre la cuestión del acceso a la vivienda y las características del proceso de urbanización capitalista. En segundo lugar, se realiza una caracterización general de las condiciones de acceso a la vivienda en la Comunidad Autónoma Vasca (CAV) en el período posterior a la crisis del año 2007. Por último, se analiza la instrumentación por parte del gobierno local de Oñati de una serie de mecanismos de regulación urbana y sus principales efectos sobre el mercado de la vivienda en dicha localidad, período 2007-2016.This paper aims to explore the potentialities of certain urban policy mechanisms to regulate the housing market. With this purpose, firstly, the link between the question of access to housing and the characteristics of the capitalist urbanization process is theoretically tackled. Secondly, a general characterization of the conditions of access to housing in the Basque Autonomous Community (CAV) in the period after the crisis of the year 2007 is done. Finally, the instrumentation by the local government of Oñati of a series of mechanisms of urban regulation and their main effects on the housing market in said locality during the period 2007-2016 is analyzed.
